Parking Decks
High-performance traffic coating systems for parking decks and garage structures.

Parking Deck Flooring
Parking decks play a critical role in both building protection and first impressions. For many facilities, the parking structure is effectively the first point of contact for tenants, employees, and visitors, while also serving as a working traffic surface exposed to vehicles, pedestrians, and the elements.
Parking decks are subjected to constant abrasion, vehicle traffic, freeze–thaw cycles, de-icing salts, moisture, and UV exposure. Without proper protection, concrete decks can deteriorate rapidly, leading to leaks, corrosion of reinforcing steel, and costly structural repairs.
Abate & Associates installs traffic-bearing parking deck coating systems designed to protect the structure, manage water infiltration, and provide long-term durability in demanding service conditions.
Where We Commonly Work
Parking deck systems are installed in a wide range of environments, including:
Above-grade and below-grade parking structures
Commercial and mixed-use buildings
Residential and condominium parking decks
Hospitals and healthcare facilities
Institutional and municipal parking structures
Ramps, drive lanes, and pedestrian walkways
Each area within a parking structure presents different exposure and performance requirements.
What We’re Solving in Parking Structures
Unprotected or failing parking decks are vulnerable to several common issues:
Water infiltration leading to leaks into occupied spaces below
Chloride and salt intrusion causing corrosion of reinforcing steel
Concrete cracking and spalling from freeze–thaw cycles
Surface wear and abrasion from vehicle traffic
Slip hazards in pedestrian areas and ramps
UV degradation of exposed deck surfaces
Properly selected parking deck coating systems address these issues by protecting the concrete and controlling moisture movement.
Parking Deck Systems We Install
Parking structures often require multiple coating systems within the same facility. Abate & Associates selects systems based on traffic exposure, waterproofing needs, and service conditions.
Traffic-Bearing Waterproofing Systems
Traffic-bearing deck systems are designed to provide waterproofing, durability, and flexibility while accommodating vehicle and pedestrian traffic. These systems help prevent water and chlorides from penetrating the concrete and reaching the reinforcing steel.
They are commonly used on top decks, ramps, and drive lanes where exposure to weather and traffic is highest.
Elastomeric Deck Coating Systems
Elastomeric parking deck coatings are used to bridge cracks and accommodate substrate movement caused by temperature changes and structural deflection. These systems provide waterproofing while maintaining flexibility under service conditions.
They are often installed in intermediate decks, pedestrian areas, and ramps.
Anti-Skid and Traffic Marking Systems
Slip resistance is critical in parking structures. Anti-skid aggregates are incorporated into deck coatings to improve traction in vehicle lanes, ramps, and pedestrian walkways.
Traffic markings, stall lines, directional arrows, and safety zones can be integrated into the coating system to support traffic flow and safety.
Surface Preparation and Installation
Parking deck performance depends heavily on proper surface preparation. Concrete substrates are mechanically prepared using shot blasting and grinding equipment to remove contaminants, open the surface, and achieve the correct profile for coating adhesion.
Cracks, joints, and damaged concrete are addressed prior to installation to ensure system continuity and long-term performance.
Designed for Real Traffic and Environmental Exposure
Abate & Associates evaluates each parking deck to determine:
Traffic type and volume
Exposure to moisture, salts, and chemicals
Drainage conditions and slope
Required waterproofing and slip resistance
UV exposure and environmental conditions
Based on this information, we recommend and install a system designed to protect the structure and perform reliably over time.
Working in Active Parking Facilities
We understand that parking structures are often in continuous use. Our team plans installations to minimize disruption through phased work, controlled access, and clear traffic management, allowing facilities to remain operational whenever possible.
